Getting Started (ACT)

Development or building work generally require both planning and building approval. In the ACT, planning permission can be obtained by either lodging a development application with the ACT Planning Department or development that meets the ‘Code Track’ requirements (exempt development), can be assessed and approved by a Private Certifier. Below is a list of documents and forms that need to be provided to the building certifier when an application for building approval is made. Depending on the type and scale of work to be undertaken, some of these items may not be applicable, but this can be discussed further after initial consultation. 

Before we can start the Building Approval Process we require the following;

– Proof of Ownership (i.e Rates Notice, Valuation Notice, an application to register a Crown Lease or an application to transfer a Crown Lease),

– A set of architectural drawings prepared in accordance with AS1100 (Technical Drawing General Principles),

– Site soil classification, prepared by a structural or geotechnical engineer which classifies the foundation material in accordance with AS2870,

– A set of structural engineering drawings,

– Energy efficiency details of the proposed work, ie an Energy Efficiency Report (EER) or Glazing Calculator,

– If the approval involves the demolition, additions or alterations to a dwelling built prior to 1990, an asbestos survey and removal plan as required,

– For works in existing suburban areas Neighbour Notification Form 7A and 7B and

– A sign and completed Appointment of Certifier Application for Building Approval

Before a Building Commencement Notice can be issued;
